Is Treadstone Funding Open on Bank Holidays?

Treadstone is open on several holidays when many banks, credit unions, and mortgage lenders are closed, including Martin Luther King Jr. Day, Presidents Day, Good Friday, Juneteenth, Columbus Day, and Veterans Day. If you’re trying to keep a deal moving on one of those days, we’re here.

This guide covers when our offices are open, which holidays actually affect your mortgage, and what you can still get done even when the banks are closed.

 

The Short Version — Treadstone’s 2026 Office Closures

Our offices in Grand Rapids, Grand Haven, Kalamazoo, and Traverse City are open Monday through Friday, 8:00 a.m. to 5:00 p.m. every business day except the following major holidays:

  • New Year’s Day — Thursday, January 1
  • Memorial Day — Monday, May 25
  • Independence Day (observed) — Friday, July 3
  • Labor Day — Monday, September 7
  • Thanksgiving — Thursday, November 26
  • Day After Thanksgiving — Friday, November 27
  • Christmas Eve — Thursday, December 24
  • Christmas Day — Friday, December 25
  • New Year’s Eve — Thursday, December 31

Every other federal or observed holiday during weekdays, we’re open for our regular hours.

How we handle holidays that land on a weekend: For our major observed holidays (New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas, and New Year’s Eve), if the date falls on a Saturday or Sunday, we observe it on the closest weekday. For the holidays we stay open on (MLK Day, Presidents Day, Good Friday, Juneteenth, Columbus Day, Veterans Day), no weekday observance is needed — if the date itself lands on a weekend, our offices are closed as usual on weekends.

 

Why Mortgage Holiday Hours Are Weirder Than You’d Expect

A home loan actually touches three separate calendars:

  • Treadstone’s office calendar (when our staff are in)
  • The Federal Reserve and banking calendar (when wires can move and closings can fund)
  • The bond market calendar (when you can lock or change a rate)

These calendars don’t always overlap. Columbus Day, for example, is a federal bank holiday, but the stock market stays open. Good Friday isn’t a federal holiday at all, but the bond market usually closes. That’s why “is my lender open?” isn’t always the same question as “can my loan close today?”

Because these calendars differ, each holiday falls into one of three buckets:

  1. Treadstone is closed. Offices, markets, and banks all off. No activity unless by appointment.
  2. Treadstone is open, but markets are closed. A great day to talk strategy, prep documents, or get pre-approved! Rate locks and closings aren’t available.
  3. Treadstone is open and markets are open. Business as usual.

Treadstone’s Holiday Schedule (Openings and Closures)

New Year’s Day (January 1)

Treadstone is closed on New Years Day. Bond markets and federal banks are also closed. No rate locks, no fundings. Urgent messages carry over to January 2.

 

Martin Luther King Jr. Day (Third Monday in January)

Treadstone is open on Martin Luther King Jr Day. Federal banks and bond markets are closed, so you can’t lock a rate or fund a closing that day. But you can meet with a Loan Officer, run scenarios, get pre-approved, and keep an offer moving. Many lenders are dark on MLK Day. We’re not.

 

Presidents Day (Third Monday in February)

Treadstone is open on Presidents Day. Federal banks and bond markets are closed. Like MLK Day, this is a great day to prep, get pre-approved, or structure a deal, even though no closings can fund.

 

Good Friday (Varies, late March or April)

Treadstone is open on Good Friday. Good Friday isn’t a federal banking holiday, so federal wires are moving. That said, the bond market typically closes, and many Michigan title companies close too. Closings originally scheduled for Good Friday sometimes get moved to the Thursday before or the following Monday. Talk to your Loan Officer if you have a lock expiring around this date.

 

Memorial Day (Monday, May 25, 2026)

Treadstone is closed on Memorial Day. Federal banks and bond markets are also closed. No closings fund. Many of our team are at the lake, because we are Michiganders after all.

 

Juneteenth (June 19)

Treadstone is open on Juneteenth. Federal banks and bond markets are closed, so rate locks and closings are unavailable, but you can still meet with a Loan Officer and make progress on your file.

 

Independence Day (Observed Friday, July 3, 2026)

Treadstone is closed for Fourth of July on Friday, July 3, 2026. July 4 falls on a Saturday this year, so the federal holiday is observed on Friday the 3rd. Markets and banks are closed. No closings fund. If your closing is targeted near this weekend, loop in your Loan Officer the week before.

Labor Day (Monday, September 7, 2026)

Treadstone is closed on Labor Day. Markets and banks are closed. No closings fund. We’ll pick back up on Tuesday.

 

Columbus Day / Indigenous Peoples Day (Second Monday in October)

Treadstone is open on Columbus Day. Federal banks are closed, so wires can’t move and closings can’t fund, but the stock market stays open and bond market activity is limited. A good day to talk through next steps or finalize a pre-approval.

 

Veterans Day (November 11)

Treadstone is open on Veterans Day. Federal banks and bond markets are closed, so no rate locks or fundings, but our Loan Officers are in. A good day to connect if you’re a veteran exploring the VA Loan program.

 

Thanksgiving (Thursday, November 26, 2026)

Treadstone is closed on Thanksgiving. Markets closed. No closings fund. We’ll see you after the leftovers.

 

Day After Thanksgiving / Black Friday (Friday, November 27, 2026)

Treadstone is closed on Black Friday. Federal banks are open and bond markets close early, but our offices are dark. If you have a rate lock expiring this day, coordinate with your Loan Officer by Wednesday of Thanksgiving week.

 

Christmas Eve (Thursday, December 24, 2026)

Treadstone is closed on Christmas Eve. Bond markets close early that day if they’re open at all. Any closings should be scheduled to wrap by Wednesday, December 23.

 

Christmas Day (Friday, December 25, 2026)

Treadstone is closed on Christmas Day. Markets closed. Merry Christmas.

 

New Year’s Eve (Thursday, December 31, 2026)

Treadstone is closed. Markets generally stay open a full session on December 31, but our offices are not. Any end-of-year activity should be scheduled by Wednesday, December 30.

 

What You Can Still Do on a Holiday

Just because our offices or the markets are closed doesn’t mean your homebuying journey has to pause. You can still do the following, regardless of the date:

  • Fill out a loan application on our website
  • Upload documents through our secure portal
  • Text or email your Loan Officer (responses may be slower, but we do check)
  • Talk strategy with your real estate agent
  • Shop homes, run affordability scenarios through Homebot, and prep for the next business day

 

What You Can’t Do on a Bank Holiday

A few things truly have to wait for the calendars to align:

  • Lock or re-lock a rate (the bond market must be open)
  • Fund a closing (the federal wire system must be open)
  • Pull certain third-party verifications, like IRS tax transcripts
