What is a Home Credit?

A home credit is a financial benefit that helps reduce the upfront costs of buying a home. In this case, the Heart & Home Project provides eligible buyers with a $500 credit that can be applied toward closing costs when purchasing a home with the Treadstone Division.

Closing costs can include expenses like appraisal fees, title work, underwriting fees, and other costs associated with finalizing your mortgage. A home credit helps lower the amount of cash needed at closing, making the homebuying process more accessible and manageable.

Qualifications

This program is available to all skilled trade professionals (full-time and part-time), including anyone with a hands-on career that requires specialized technical training, certification, licensure, or an apprenticeship, across multiple industries.

To qualify, simply apply and get pre-qualified between September 1 and November 30, 2026. Once you’re pre-qualified, your $500 credit is locked in for 18 months, giving you time to close on your home before June 1, 2028.

Heart & Home Project FAQ

We designed the Heart & Home Project to be as inclusive as possible. Anyone who works in the skilled trades (full-time and part-time) can qualify for the $500 homebuyer credit in Michigan.

For this promotion, skilled trades would be defined as anyone with a hands-on career that requires specialized technical training, certification, licensure, or an apprenticeship, across multiple industries. That could be Construction & Building, Automotive & Transportation, Manufacturing & Industrial, Agriculture & Outdoor, and Service. There is a super wide range of jobs that would qualify, including electricians, welders, mechanics, machine technicians, chefs, childcare workers, and so much more. Because there are so many jobs that would qualify, the best bet if you’re really unsure would be to just reach out and ask. 

Spouses of skilled trade employees also qualify, even if their spouse isn’t planning to be on the mortgage. In that case, just provide simple proof of employment, like a recent pay stub or W-2 form, and we’ll take care of the rest.

To receive the $500 credit toward your closing costs, you just need to apply and get pre-qualified with Treadstone between September 1 and November 30, 2026. Once pre-qualified, your credit is locked in for 18 months, giving you time to find and close on your home before June 1, 2028.

This credit will be applied directly to your closing costs, which reduces what you need to bring to the table. It can help cover typical fees like appraisal, title services, underwriting, and more. Be sure to mention the Heart & Home Project to your Loan Officer during the process so we can apply the credit to your file.

No problem! If you work in a skilled trade, but you’re not quite ready to purchase or refinance a home, you can still benefit from this offer. As long as you apply and get pre-qualified during the promotion window (September 1–November 30, 2026), your $500 credit will be locked in for 18 months. Still plenty of time to prepare, search, and close before June 1, 2028.
