If you haven’t heard of Google Glass yet Google it. It’s a game changer both in terms of mobile technology and for the purpose of this blog, real estate marketing. Realtors have 2 primary goals, helping people buy homes, and helping people sell homes. Technology has evolved so much in the last 20 years that every day new ways of generating leads and staying in touch with customers are emerging.
That being said, one aspect of the home buying process and real estate transaction has remained virtually the same for the past century– until now– well until soon–the process of showing someone (or a lovely couple) a house.
We’ve all been there and done that, whether as agents or as customers. Maybe the process hasn’t changed much because it works. However as history has shown us it isn’t always necessary to change the way we do things but rather to stay on the competitive edge we can add new technology that can boost the effectiveness of what we already do well.
Enter Google Glass…
In essence Google Glass (example pictured above) is a wearable computer/smart phone with a headmounted display which gives users “augmented” reality. Users still see what’s in front of them but can supplement the real world with other information from live videos, to social updates, to directions and more. Google Glass isn’t here yet for the everyday users but people around the world are beta-testing the technology and hopefully within the near future they will be available for the public.
How Google Glass Might Take Real Estate Showings To The Next Level
Based on the technology we know Google Glass will have there are 3 implications for showing real estate that we thought were the most revolutionary and potentially could take your the business of showing homes to the next level.
1. Showing Homes To Relocation Clients Out of State— Sure you can send someone a link to a virtual tour but lets face it 90% of virtual tours are just pictures with a bit of music behind them. Using Google Glass you could walk around the house and let your clients watch from your point of view in real time. They could ask questions in real time, which you could answer. This could be a game changer especialy for relocation clients and buyers who are on a busy schedule. Once you take 1-2 clients through you could even save the video and upload it to youtube to further maximize SEO.
2. If They Need to See It To Believe It– Lets face it, in today’s low inventory market, many of the houses that are available need some love. Many buyers see a couple areas of chipped paint and immediatly discount a home’s possibility. With Google Glass (assuming your client was wearing and you were) you could show them an augmented reality of what an aspect of the home could look like, how much it would cost, and how long it would take. All in real time rather than by email 2 days later. This would really help unlock the full potential of properties. We do a version of this right now with our iPads to customers when showing them the benefit of the 203k renovation loan (which lets clients buy a house, and finance the cost of fixing it up into their loan) for a specific property while in the property.
3. Property Searches– For people searching for homes the name of the game is ease. Back in the days if people wanted to see a house they had to go to it in person. Then came photos, then came the internet, then came apps. With Google Glass customers could boot up their app (via their voice) then walk or drive down the street looking at houses, and see which were for sale. They could then ask for more informaiton and their “glasses” would show the home information as well as pictures. This is nothing new, but it is innovative in that it combines current technology and available information and puts it all at your finger tips (or should we say eyelids?).
Of course there are hundreds of other ways that Google Glass and this technology could transform Real Estate and other industries, but these first three would work easily with this technology and be a good start.
