In 2011 the Winter Solstice will be December 22 in the Northern Hemisphere. The USDA Loan, (depending on your lender) is available all year.

Well here is what they don’t have in common: The Winter Solstice only happens once a year, and although it’s pretty cool the USDA Rural Development loan is a lot more helpful to a lot more people. The RD home loan is one of the few loan programs available in Michigan, and many other states that is zero down loan option.

But back to the topic what do the winter solstice and the USDA Loan have in common? They don’t get the credit they deserve, and they are both very misunderstood. It turns out many people think the winter solstice is some type of eclipse. In reality it is the day with the least sunlight of the year. This happens because on the Winter Solstice the axial tilt of earth’s polar hemisphere is farthest away from the sun. This means that many people dislike the solstice because it means less day time and more darkness. That being said it’s a great day if you are a stargazer, someone who is nocturnal, or even a peeping tom. The RD Loan is also quite misunderstood, many people think that all of the good zero down home loan programs have gone away when in reality the USDA home loan is still very available to help people who have a steady income but not enough money for a downpayment break the renting cycle and buy a home.

One other commonality is that Location Matters! The winter solstice is only in December if you live in the northern hemisphere. If you are down in the southern hemisphere your winter solstice will actually be in June. Likewise the RD loan has a location angle as well. Rural Development Mortgages can only be written for homes purchased in rural development zones. These zones are usually any non-urban area but you can find these zones using Google.

For many big banks this is just a way of life. Cookie cutter loan officers working with big banks often cant offer much to the realtors they rely on besides a competitive interest rate and a holiday christmas basket.

If you work in Michigan real estate there is a good chance that you rely on commission sales to generate your income. That being said in the current economy, with real estate prices at some of their all time lows many real estate professionals in Michigan have had to switch to a quantity approach to continue to grow their businesses. Although quantity is very important to our business we always pride ourselves on quality first quantity second. We feel that quantity is an after effect of quality and really is dependant on reputation and whether or not people are buying homes.

Lesson 1: If you are able to always put an emphasis on quality transactions, larger quantities of sales will naturally flow. The caution lies in that if you only focus on quantity you can often get overwhelmed and at the end of the day end up with irrepairable reputation and image problems.

Lesson 2: If you focus only on quantity you lose focus. If every new client is just a number that you need to get to the next level you often become blind to everything else around you because speed becomes the focus. It is important to talk and learn from each customer otherwise you could find yourself out of touch with the people who you so rely on. Taking a quality approach will actually let you develop relationships with the people you are working with and relationships are much more fruitful then cold calling, and almost any form of advertising.

Lesson 3: The spice of life lies in the quality aproach, those people who practice only quantity often get burned out.

Lesson 4: You cant do it all yourself! Quantity doesnt just have to mean sales, it also means the things you want to do in a day. It is definitely a good thing to have lofty goals but it is important to prioritize. Maybe some of the things you do could be done with more quality by an assistant or intern? This might even leave you more time to focus on what you are good at, in our case building quality relationships with our home loan customers and business partners. In the end by accepting what you do, and have someone else do you will gain higher quantities of customers, and profits.

I know we always talk about local businesses but today’s blog really shows how great they are. A new initiative, called Food Circles is taking place in Grand Rapids, Michigan and around the country. Food Circles is a social charity marketing opportunity that lets you the consumer make reservations to restaurants via your cell phone.

The restaurant confirms your reservations by text and if you show up donates a meal to a child in need. In addition to the free meal you earn for a child in need you also get a tangible reward: extra food for your table. At many restaurants this is a free appetizer, dessert, or soup. But some places promise an extra sushi roll on every plate, an extra order of fries…. the list goes on.

The cool thing is that Food Circles is no-risk. On a Saturday night most people make reservations anyways, you might as well get a child a free meal, and get your table some free grub in the process.

To be blunt there are hundreds of pieces of economic and personal data that go into determining the daily mortgage interest rates and they may as well be set by magical elves in the north pole.

But since the mortgage rates affect us all in Michigan (and beyond!) there are some things you should understand.

First, when you are shopping around for a home loan interest rate you have to understand that all of the rates will be sort of similar. Every company gets a base rate each day. The rate that they offer you then varies largely based on you!

1. Your Credit Score. (Good credit scores are good investments= lower interest rates)

3. The type of loan you choose. Some people know this others dont. All mortgages are not equal. There are many different types of loans that suit different situations, homes, and people better. For instance for people with little savings but stable jobs there are rural development and VA loans that require no downpayment. Additionally for people who found a house in a great location/price range that needs work done there is a 203k home repair loan.

Alec Baldwin Kicked Out Plane: Textbook Bad PR on Both Sides. How to Not Make The Same Mistakes.



Whether you are a realtor, a salesman, or American Airlines for god sake try to use common sense when engaging in PR. Regardless of your stance on last week’s American Airlines v. Alec Baldwin scandal, the fact is that American practiced very bad PR in the minutes after the event. Sure, so did Alec but is it really going to harm his reputation?

Since many of us are neither celebrities nor nearly bankrupt airline companies what lessons can we extrapolate from this mess?

1. Public Relations is more than the head of PR coming up with a strategy, its a company’s mission statement being practiced from the CEO to the janitor. PR transactions take place every second, and to do your company justice always have your mission statement in the back of your mind.

2. Think about what you have to lose/gain, and if its worth it. What did American have to gain by making Alec Baldwin turn off his game? They did what they were supposed to do and enforced the rules, but could they have done it in more of a “southwest airline” style? By that i mean used a little more friendliness in the request. Flying often is uncomfortable as it is, why not be happy? What industry do you work in? We work in real estate and things can get pretty anxious and tense, a home is often the biggest purchase of a person’s life. Knowing that people are already uneasy about the purchase we try as best we can to give great service, that is both re-assuring and friendly. We don’t get upset when small mistakes are mad, but rather we listen.

3. Listen– Both Mr. Baldwin and the airline staff could have saved some reputation by listening a little better to eachother. Open communication really does go a long way to help reduce tensions in a situation. When people dont understand what is going on (like alec not understanding why the plane wasnt beginning take off but yet he had to turn off his device) they often are reluctant to follow rules. Although this is no excuse for bad behavior it does show that a little communication could have potentially avoided or lessened the blow of this situation.

4. Get Off Your High Horse! The 2 entities in this situation Sir Alec, and American both need to get a dose of reality and realize that they are not emperor’s of the world. Alex hasnt had a hit movie in years, and American is on the verge of bankruptcy. Both should have realized that they are not above the rules.

5. Where there is mis-behavior there will be consequence: If you own a business or have a job always think about both the concrete and abstract consequences for your actions. Alec who already has a pseudo-bad boy reputation will have an even worse one now. Although fans might think its funny, he will lose respect from professionals and colleagues may realize that his highness is hard to work with. American who already has a reputation for horrible customer service will lose even more customers to their friendly neighbor in the skies Southwest.

Big Bank Fail: Things to Watch Out For When Getting a Home Mortgage Loan in Michigan



  Whether you are a realtor working with a client who is having trouble closing on  a home sale, or you are a first time home buyer and cant figure out why your home loan is taking so long, think about the following rules below.

The first rule of mortgages is: You do not talk about fight club…. (Sorry wrong article!)

Rule 1: Rates are standard people are not. Every mortgage lender, whether they work for a big bank or a local lender has rates that are comparable. The rates are set by the secondary market and then individual companies add what they need to make a profit. The cost of writing every loan is different but the time it takes to close it can often effect the cost. Watch out for banks that advertise rates that are much lower then the published daily rate. They will often add heavy closing costs that you didnt realize were coming. Similarly beware of big banks who advertise zero closing costs as they often add small tenths of percentages to your mortgage rate to make up the difference.

Rule 2: A Pre-Approval should never take more then 2 days. If you are just starting to work with a home mortgage lender and it takes more then 2 days to get a letter of pre-approval RUN FOR THE HILLS! If you have completed an initial loan application it should only take 24 hours or possibly 48hours depending on the time you filled it out to hear back with an amount of money that you are approved to borrow. If a lender takes 5 days to do something like this it is a sign of a slow process to come.

Rule 3: It is NEVER too late. One of the most common misconceptions i hear from customers is that they didnt know they could switch lenders half way through their loan. In Michigan at least you are not required to do a loan with anyone, and even when the process has begun you are free to switch lenders if they are taking too long, arent returning your phone calls, or arent doing a good enough job! Although the new lender may have to start from scratch, if you switch to a local mortgage lender they will be so gracious for your business they will do everything in their power to make you their priority. Some of your paperwork, depending on the type of loan and the original lender may even transfer!

Rule 4: Communicate Honestly and Often. Whether you are working with a big bank or a local lender it is crucial to disclose everything that may pop up from the beginning and to check back often. You have to have a sense of urgency, and be aware that the types of things that slow a mortgage down are the unexpected hiccups. Although a good lender has probably seen it all, and has a way around most problems by disclosing everything up front your loan officer will be able to better prepare for these potential road bumps.

Rule 5: Go Local. This one is technically self serving since we are a local mortgage company in Michigan but we have employees that have worked for all different types of lenders over the years, and they all share the same problems and frustrations. First, the bigger the bank, the more bureaucracy leaving each loan officer and employee with less control over individual files. Local companies have more leeway. Second bigger banks give lenders less of a commission percentage on sales, although this may not hold true for everyone this might make some employees care more about quantity then quality. Thus making your loan just another one in the stack. Additionally local lenders often have a better knowledge of the neighborhoods they serve and thus can find ways to save you more money, and find special loans that work better in those areas.
